Encinitas, CA

The goal of this remodel and addition was to turn a dark, unmaintained, 70s era tract-house into a modernized light-filled, open plan and multi-generational retirement home for Pauli’s family. The main constraints were the prohibitively tight budget, limitations of the existing footprint, and programmatic aspect of ADA accessibility coupled with a streamlined contemporary design.

The existing context had poor circulation with a number of smaller, disconnected rooms and a nonfunctional stair. The small dark kitchen had low ceilings and had no relational flow to dining and living spaces. Our objectives were to unify all the leisure spaces, create a relationship with the exterior and to create continuity between the existing and the new.

Our design strategy focused on 3 architectural moves:

  1. Opening up the floor plan to increase natural light and aggrandize the space.

  2. Maximizing the experiential impact of the design by utilizing the limited budget strategically, on 3 detailed elements: a custom, steel and wood floating stair, a 20 foot sliding glass door, and a new custom entry. Each element used the same material palette and were unified by the flooring and the fixture selection.

  3. Creating a flexible indoor-outdoor space with a seamless transition through the sliding glass doors onto a new wood deck and custom designed striated trellis.
